Comparing the Different Flat Roof Types

Flat roofs are standard for most commercial properties. In this post, we’ll compare the different types of flat roofs, including EPDM, TPO, PVC, and modified bitumen.

Flat roof

Flat roofing is standard for most commercial properties because it provides usable, versatile space for HVAC units, solar panels, and other roofing equipment. Flat roofs are also more cost-effective for large commercial buildings, as sloped roofs are more complicated to install and could be impractical, especially if additional roof equipment is needed.

Although flat roofs are easier to install and largely preferred for commercial buildings, the real challenge is selecting the right material/roofing system. Installation complexity is always a factor due to potential downtime, but environment/location, upfront costs, and the building’s existing condition are also factors to consider.

In this blog post, we’ll discuss some of the most common flat roof systems, highlighting their predicted lifespans, advantages, and disadvantages so you can make the best decision for your property.

EPDM

Ethylene Propylene Diene Monomer (EPDM) is one of the most popular flat roofing types for commercial properties. This roofing system consists of a single-ply membrane composed of synthetic rubber.

Some of the key benefits of EPDM are its durability, weather-resistance properties, and its ability to withstand extreme temperatures. It’s also fairly easy to install, which reduces labor costs and potential downtime. EPDM is also long-lasting—when properly maintained, these roofs can last up to 50 years.

Despite these clear benefits, EPDM has its disadvantages, notably shrinkage and tenting, which can result in leakage and other damage. EPDM can also be more expensive than the other types listed in this article. However, don’t only focus on the initial cost when thinking about costs. Consider the lifespan of the roof, maintenance requirements, and how much you would need to spend on the roof over time.

TPO

Thermoplastic Olefin (TPO) is another single-ply roofing type created from a mix of rubbers and plastics. It offers an ideal strength-to-weight ratio, is highly UV-resistant, and could last up to 30 years before replacement is necessary.

The downside of TPO is that it’s a relatively new roofing material designed to be an alternative to PVC. Because of this, little performance data is available, making its overall lifespan hard to predict.

Additionally, TPO is more susceptible to tears and punctures than other types of flat roofs on this list. It’s also not suitable for all types of roofs, specifically those susceptible to heavy snowfall and regular freeze-thaw cycles.

PVC

PVC roofing

Polyvinyl chloride (PVC) is yet another single-ply roofing type made from synthetic plastic. It’s another durable option that can last for upwards of 30 years. It’s easy to install and is highly durable, with exceptional resistance to fire, chemicals, and UV rays.

The main downside to PVC roofing is that it’s susceptible to punctures and tears, leading to leaks and water damage. For this reason, PVC requires regular inspections and routine maintenance to ensure the roof performs as it needs to. It’s also not the best roofing solution for regions that experience heavy winter snowfall or are regularly subjected to freeze-thaw cycles.

Modified Bitumen

Lastly, modified bitumen is a type of asphalt roof that includes rubber or plastics to improve flexibility and durability. One key benefit of modified bitumen is that it installs easily via an adhesive or heat. It’s also easy to maintain and offers a more reflective roof surface, which can help reflect the sun’s UV rays and reduce energy costs.

Some major drawbacks of modified bitumen are its longevity (or comparative lack thereof) and maintenance requirements. Modified bitumen only lasts about 20 years, less than some of the other materials listed here. Additionally, while it’s an easy roof type to maintain, regular inspections are required to ensure optimal performance.
